Energy Management and BAS
Energy management is the process of monitoring, controlling, and conserving energy and utility costs in a building or facility. When the term was first popularized several decades ago, building systems were monitored and controlled separately. Now, energy management works in tandem with today’s sophisticated building automation systems (BAS), also known as building management systems (BMS), and includes advanced, super-efficient building materials.
In years past, when energy management was in its infancy, pneumatic controls were used in most commercial and industrial buildings and plants. Pneumatic systems from Barber, Coleman, and other manufacturers controlled fans with vortex inlets, and pneumatic thermostats and humidistats with transducers were somewhat sloppy and inaccurate. Energy efficient building materials were slow to develop. Renewable energy technologies like solar, geothermal and wind energy were in the beginning stages of development.
Fast-forwarding over the years, building automation systems now control an array of MEP building functions, including HVAC, lighting, process equipment, power, security, fire alarms, plumbing and water monitoring, and energy management software allows facility managers to look at real-time, cloud-based data pertaining to electric, water, and gas consumption. Buildings are constructed from cutting-edge materials like high-tech glass and wall systems with R-values that were unheard of just a few years ago, and many feature solar roofs, green roofs, and geothermal cooling. Many BAS incorporate automatic shade control systems, daylight harvesting, and building and area pressurization to help manage energy use. The LEED building certification program, a set of rating systems for the design, construction, operation and maintenance of green buildings, helps to reduce environmental impact and conserve energy, and state and local governments offer a variety of financial and structural incentives based on LEED ratings.
